A map with no results can look authoritative while answering the wrong question. Before interpreting property data, establish which places and transactions the source actually covers.
This article provides a reading method for an international audience considering information about Alsace. It does not recommend an investment or value an individual property.
AchMedia's local photographs document filming locations. They are not a representative sample of sales and do not form a property price index.
Check the dataset's territory first
The French tax authority's DVF documentation excludes Alsace, Moselle and Mayotte from the national publication. Strasbourg therefore cannot be analysed from that source alone. An empty result is a coverage limitation, not evidence that nothing sold. Keep that distinction beside any map or calculation using the dataset.
A search box accepting a town name does not settle the issue. The interface may allow a search that the underlying records cannot answer. Ask a precise question of the tool: what does this dataset contain for this territory? That question differs from asking what happened in the whole market. Confusing them can turn a technically correct empty response into a false market story.
Name the kind of price
An asking price describes what a seller requested at a particular point. A completed transaction price describes a recorded agreement within the source's scope. A modelled estimate is the output of a method. All can have a role in a discussion, but they do not become interchangeable because each is displayed in euros.
Write the category in the heading, not in a note at the bottom. ‘Prices in advertisements reviewed’ is more informative than ‘property prices’ when the material consists of listings. Keep the original source and its explanation available. When different pages publish different amounts, the first task is to compare definitions. Averaging the amounts together usually conceals the question rather than answering it.
Separate publication date from observation period
A current article can legitimately discuss older records, provided the period is explicit. The date when a file was uploaded is not necessarily the period it measures. A refreshed website may still describe a previous observation window. These dates need separate labels before anyone interprets the material as a recent acceleration, reversal or change in demand.
The notarial figures reproduced below concern transactions recorded during 2025, in a synthesis published in March 2026. They are not a September 2026 sales report. The source and period stay attached to the table because readers may share it separately. No forecast for the remainder of the year is implied by that historical reference.
Keep geography consistent with the question
A film made in Dettwiller is an Alsace production reference. It does not make the property comparable with every house in Strasbourg. Plobsheim and Rosteig are other distinct locations in the AchMedia archive. Grouping them within an editorial region is useful for navigation. It is not a statistical decision about which properties belong in a valuation comparison.
Neighbourhood names require equal care. A photograph of greenery does not establish that the property belongs to a particular district. Use a confirmed location or explain that the precise address is not public. Do not add a more familiar name to make a listing easier to sell. Location labels are factual information, even when used in a short image caption.
Read the unit before comparing the amount
A price per unit of area and a total property price answer different questions. Placing them in adjacent rows does not make them directly comparable. The same applies to land area and interior area. Keep the unit in each row and explain the property category. A visually simple chart can still contain a fundamentally invalid comparison.
For a working brief, say which features stay constant between observations. If the territory, category or time window changes, record the change. Do not create a ratio because the figures happen to be available. Dividing a median price by a separately published median area does not necessarily recover the median price per square metre. That calculation would need a distinct interpretation.
Understand what a summary statistic leaves out
A median describes a central position in an ordered set. It does not describe a fully specified house that happens to sit in the middle of a town. The properties contributing to it can differ in condition and layout. A useful market discussion asks what the statistic summarises before using it to discuss a particular property.
For an unusual villa, keep the general reference as context. A qualified professional needs appropriate evidence for the individual assessment. An architectural detail visible in a film can explain why further questions are needed. It cannot quantify the detail's contribution to market value. Our villa information pack guide keeps those descriptive and documentary tasks separate.
Check the source's exclusions
The notarial synthesis excludes certain non-standard properties and large properties from its selected transactions. Its general figures should not be relabelled as a luxury-villa index. This article has no consistent, verified series of premium-villa sales to publish. That measure is unavailable here, not assumed to match the broader table.
An exclusion is not automatically a defect in the source. It may serve the purpose for which the indicator was designed. The problem begins when a reader asks it a different question without acknowledging the mismatch. Read the methodology with the intended use in mind. A reliable source can still be unsuitable for the conclusion someone wants to draw from it.
Treat listings as dated observations
An advertisement can show how a property is presented and what is being asked. It does not establish the completed price, negotiation or outcome. The same property may appear through several publishers. If the task involves describing available supply, check for repeated records rather than counting every page as a separate property. Preserve the original links so that the selection can be reviewed.
Do not infer a sale merely because an advertisement disappears. Withdrawal, revised marketing or a change of channel can also remove a page. If an outcome is confirmed, identify its source and what may be published. A production agency should not convert an observed listing into its own transaction result. The identity of the party responsible for the outcome matters.
Keep a simple source register
For each figure, record the exact document, publisher and date of access. Add the territory, property category, observation period and unit. Note whether the source reports advertisements, transactions or estimates. The register does not need to be elaborate to be useful. Its purpose is to make the description reproducible by someone who did not carry out the initial research.
Keep uncertainties in the same record. A page that cannot be opened should not be described as fully reviewed. A figure visible only in a search excerpt has a different level of verification. If the underlying method cannot be found, explain that limitation or leave the number out. Formatting cannot repair evidence that the research process never obtained.
Use market context to improve viewing questions
Research should help someone ask better questions, not replace the visit with a formula. A difference between asking prices may prompt a discussion of condition or scope. A distinctive feature may require a specific document. The useful next step is to identify what could explain the difference and who can verify it. Avoid turning every unexplained gap into a bargain or a warning.
At Dettwiller, the images show the relationship between the terrace, pool and garden. Those images can support a discussion about exterior use. They do not state the value of the plot or establish a rental return. The property video guide explains the descriptive role of a film. A market statistic and a filmed detail can inform the same conversation without becoming the same evidence.
Publish figures that survive being shared
A screenshot of a table may circulate without the surrounding article. Put the period and territory in the caption. Include the unit beside the value. Keep the source close enough to remain visible when the material is shared. This is an editorial safeguard against accidental overstatement, not merely an academic formatting preference.
Apply the same discipline to a social post. Do not shorten ‘median asking price in the reviewed advertisements’ to ‘market value’ for convenience. The qualifier is part of the information. If a short format cannot accommodate the necessary distinction, use a different fact or direct the reader to the fuller explanation. A smaller claim is preferable to a memorable but incorrect one.
Update the record without inventing a trend
When a new publication arrives, compare its method before replacing the old number. A change of scope may prevent a like-for-like comparison. Keep the earlier period in the working notes and explain what changed. Updating an article should make its evidence clearer. It should not erase the conditions under which the previous description was valid.
Our Strasbourg and Alsace page documents named shoots across the region. It does not claim an observatory of property transactions. This distinction also applies to the wider filmed collection. Local work becomes more credible when it states exactly what was observed, what was checked and which market questions remain unanswered.

Frequently asked questions
Why does a DVF search show no sales in Strasbourg?
The national DVF publication does not cover Alsace. An empty result in that dataset cannot establish how many properties actually sold in Strasbourg.
Does this table give current villa prices?
No. It reports selected notarial categories for transactions in 2025. It neither measures today's asking prices nor provides a dedicated villa index.
Can a city median be used to price a villa?
It can provide context within its stated scope. An individual valuation needs relevant property information and suitable comparables, assessed by a competent professional.
Does AchMedia publish its own local sales series?
No verified series of AchMedia sale prices or transaction times is provided here. The archive records production work and must not be presented as transaction evidence.
